1.Register
Before you can bid or buy you first need to register with propertyauctions.co.uk. It's quick, easy and best of all its FREE. Click on the Register button at the top of any page this will take you to a registration page complete the form and agree to the terms and conditions of propertyauctions.co.uk and press submit. Please note:
You must enter a valid e-mail address and telephone number which will need to be verified. Your solicitor will receive a letter to confirm your details; the solicitor will also have to confirm your identity by providing photo identification and a utility bill. Please inform your solicitor immediately that we will be contacting them.
Once you have completed your registration you will be sent a confirmation email from propertyauctions.co.uk.

2. Find a property
There are 2 ways to search for property.
Browse: All the properties listed on propertyauctions.co.uk will be placed in the different categories. You can browse the different categories that interest you.
Search: The best way to search for your property is to use the advanced search feature. On the search page enter the key features that you are looking for in a property
All the properties that match your search criteria will be displayed in a list.

3. Review the property details and legal information Once you find a property that interests you, view all the details of the property including the legal pack, legal pack usually contains local authority searches, special conditions, Title Deeds. Get your Solicitor to review these legal packs and explain it to you.
4. Place a bid or buy now
Once you have decided which property to buy, decide the maximum price you are willing to bid.
Placing a bid: Enter your maximum bid you are willing to pay for the property. propertyauctions.co.uk has a proxy bidding facility which will bid on you behalf.
Buy it now: If you see a Buy it Now on the property description you are able to buy this item instantly and there is no need to bid.

5. Paying for your property
If your bid is successful the contract is binding on the buyer and seller. A buyers premium of ?150 plus VAT is payable to propertyauctions.co.uk.
You must then pay a 10% deposit, within 7 working hours into our clients account or the nominated Solicitors client account and exchange of contracts takes place. This deposit is non refundable.
The completion date is agreed between the parties and each parties Solicitors take over the legal process to agreed a completion date.

Register
To sell your property you need to register with propertyauctions.co.uk. It?s quick and easy, this is how:

2. Prepare your property for listing
To find out what your listing should look like have a look at some existing property listings, this will show you what kind of information you should have on your property. You will also need to instruct your solicitor to prepare a legal pack, you can list your property for auction without a legal pack but we would expect a legal pack to be uploaded 3 weeks after the listing has been placed.
Propertyauctions.co.uk advises that you take photos of your property. Photos of the living areas to include Kitchen, Bathroom, lounge and garden areas are recommended.
3. Listing your property
Press the big orange Sell button; this will take you through to the selling area of our website. In this area you input Property address, Description, Location, Tenure, Tenancy, Covenant, Planning, Solicitors and Current rent, auction start price, reserve price, pick the additional options to help sell your property and upload the pictures and legal pack.
Once you complete this section and pay the listing fee, we will arrange for a board to be erected outside your property, within 7 days. This board has the advantage of advertising your property locally, like estate agents and directs any interest to your listing on our website.

4. Managing your property sale.
You can use the members area to keep track of the bids for your property.
You should use the members area to edit the property details, add more photos, upload the legal pack, add additional information for the property , change the reserve price (if no bids have been placed) and estate agents can also use this section to upload several properties at once.

Registration is simple and only takes a matter minutes. To start the signup process, click on the ?register? link at the top of this page. Only users with the age over 16 years are able to register.
The next step is to fill in all your information, failure to supply all the required information will result in an error.
By clicking on the ?Register? button from the bottom of the page, you will be redirected to a page with a link to the payment gateway if the signup fee is activated, or to a confirmation page, if signup is free.
Your account will be activated instantly if there is no signup fee, or once the payment has been confirmed by the payment gateway.

Members Area
Once you have successfully logged in using the login forms from the main page or from the login page (click on the ?login? button from the page header), you will be redirected to the members area page. This page is divided into four tabs:
a. Bidding
On this page, you will be able to see the items your currently bidding on, as well as the status of the bids, items you have won, and watched items. By clicking on the ?Auction Watch? link, you will be able to add keywords for auctions your interested in. An email will be sent to your email address every time an auction that will contain the keyword in its name or description will be submitted.
By clicking on the ?View Details? link from the Won Items area, you will be able to see the details of the seller, and make contact with him in order to perfect the sale.
b. Selling
There are three areas available on this page.
The ?My Opened Auctions? area, where you will see details of auctions you currently has open; if no bids were submitted yet on an open auction, you are able to edit the auction.
The ?My Closed Auctions? area, where you will see the auctions submitted by yourself, and that were closed. You can choose to edit, delete or re-list a closed auction.
On the ?Sold Items? area, you will see the items you have sold, and by clicking on the ?View Details? link, you will be redirected to a page where you will see the details of the buyer. If an end of auction fee is set from the admin area, then the seller will have to pay for the end of auction fee in order for you to see the buyer details.
If, after the seller has contacted the bidder, and no sale has been made, you can claim back the end of auction fee. By clicking on the ?Claim back end of auction fee?, a claim back request will be sent to the site?s administrator, and will be evaluated for fee refunding.
c. Feedback
From this page, you will be able to see the feedbacks you have received, and leave feedbacks to other users.
d. Personal Info
You can edit your personal information using this page, except for your username. You can also change the password for the account. If the password and confirm password fields are left empty, and then the password will remain the same.

The auction watch features notifies you of newly listed auctions which contain ?keywords? you have chosen. For example if you are looking for a ?Playstation 2? you could enter in those keywords from within your member?s area. Each time a new auction is listed containing the term ?Playstation 2? you will be notified via this web-site. You can enter in as many keywords as you like.

The item watch features lets you keep a close eye on any auction without having to place a bid on it. This feature means you can be kept up to date on how an auction is doing and prepares you to place a winning last minute bid. You can watch any auction by clicking on the ?Watch this item? link on any auction page.
